TERMS AND CONDITIONS OF BUSINESS OF THE AGENCY “Nina dom” d.o.o. Registration Number /MB/: 1341138, based in Privlaka, 23 233 Privlaka

In case of a Seller contacting the agency “Nina dom” d.o.o. with the intention of using the agency’s services for property sale, our company’s the representative shall inspect the property and examine all necessary documentation and agree on the terms and conditions of sale with the Seller, and finally the Agency shall conclude a Real Estate Agency Agreement with the Seller.

“Nina dom” d.o.o. provides the following services within the scope of real estate activities:
- Inspecting properties and collecting the necessary documentation;
- Providing the Sellers with the information on the state of the market relevant for forming the sale and purchase price;
- With the Sellers’ permission, taking photographs of properties in order to create quality advertisements;
- Advertising properties in the media;
- Communicating with potential buyers and organising property tours;
- Drawing up preliminary and final real estate sale and purchase agreements;
- Participating in the procedure of authentication of signatures on preliminary real estate sale and purchase agreements and real estate sale and purchase agreements;
- Participating in property handover procedures.

In consideration of an agency service provided in the sale and purchase of a property, “Nina dom” d.o.o. shall charge a commission fee to the Seller in the amount equivalent to 3% of the property sale and purchase price agreed upon + VAT.
The commission fee shall be charged in full upon the signing of a preliminary real estate sale and purchase agreement or a real estate sale and purchase agreement if no preliminary agreement is concluded, and the client shall be invoiced accordingly.

In case of a Buyer contacting the agency “Nina dom” d.o.o. with the intention of buying a property, a Real Estate Agency Agreement shall be concluded by and between the Agency and the Buyer, defining the sale and purchase price, payment method and terms, manner and time of property handover, etc.

“Nina dom” d.o.o. provides the following services:
- presenting the Buyer with the proof of title of the property which is the subject of sale and purchase;
- drawing up a preliminary property sale and purchase agreement or a property sale and purchase agreement;
- submitting the said agreement to a notary public for the purpose of authentication of the signatures of the Seller and the Buyer;
- a representative of the agency “Nina dom” d.o.o. is present at the bank at the time of payment of the sale and purchase price and at the property handover.

Under a power of attorney, the Agency shall undertake the following actions on behalf of the Buyer:
a) submit a tax return to the competent tax authority;
b) submit a property sale and purchase agreement along with an application for the registration of the Buyer’s title to the property to the land registry of the competent municipal court.

In consideration of an agency service provided in the sale and purchase of a property, “Nina dom” d.o.o. shall charge a commission fee to the Buyer in the amount equivalent to 2% of the property sale and purchase price agreed upon + VAT.
The commission fee shall be charged in full upon the signing of a preliminary real estate sale and purchase agreement or a real estate sale and purchase agreement if no preliminary agreement is concluded, and the client shall be invoiced accordingly.

Client’s obligations:
The Client undertakes to provide the Agent with all necessary information about the property and to inform them in a timely manner of all potential changes in the terms and conditions required for a valid conclusion of the transaction.
The provision of the aforementioned services requires specific know-how, which the representatives of the agency “Nina dom” d.o.o. will gladly put at your disposal.
